If you're not in a hurry and your house is in good shape,listing with an agent is not a bad idea. I will happily lend you my agent to list your property. This is because you probably do not need to do extensive work to make the house staging-ready. My realtor takes care of her clients who refer other clients to her after experiencing how well she takes care of their interests.
When you list with my agent, your house gets more exposure on the MLS and potentially more offers but this is because to the earlier point, you are not in a rush and willing to wait for the offers to come in. However, when interest rates are high (as they are now) sales are rather slower than usual and houses can stay several months on the market before they get sold.

Listing with an agent happens to mean that you will pay the agent's commission but you will also pay the the buyer's agent's comission. This just happens to be the law and if you have no problems with that, then you can go ahead and choose to list with my agent!
